Facility Rules

Winston Park Association offers to rent The Adult Lounge and BBQ Patio to All Homeowners and/or their guest or relatives. Adult Lounge allow up to 125 guests (Inside Room) and BBQ Patio allow up to 50 guests. Every homeowner should come in person to the Club House office to reserve the date/time of the event and sign the contract with the association. The association require a Deposit for damages and the Rental Payment fee when the Homeowner make the reservation. All Homeowners should meet the following requirements: 

1. Have $0 (zero dollars) balance on Maintenance and/or Attorney Fees. 
2. No properties under Lien. 
3. No Association Property Violation. 

Management may deny any Room Reservation due to any Incident, Damage or Rule broken occurrence.

1. I.D must be carried at all times. 
2. Dues must be current.
3. Profanity, fighting and horseplay is prohibited.
4. A guest fee of three dollars ($3.00) per guest is required.
5. There is a maximum of five (5) guests allowed per household.
6. Bicycle and skateboard riding is prohibited.
7. Smoking or drinking of alcoholic beverages is not allowed in the youth lounge and teen lounge. 
8. No pets.
9. The use of the office phones is prohibited.
10. Persons under the influence of alcohol or illegal drugs will be excluded from the facility. 
11. No unauthorized persons are allowed. 
12. Reported damaged property or malfunctioning machines to the front Office. 
13. Absolutely no swimming in the lake at any time.
14. Deposit refuse in trash receptacles.
15. No climbing trees, fences or buildings.
16. Persons disobeying rules will be suspended from the facility.

Adult Lounge

This is reserved for Homeowners only.

Fees

• $300 – Deposit (HOMEOWNERS ONLY). 
• $300 – Rental Fee (if party ends before 9pm). 
• $350 – Rental Fee (if party is after 9pm). 
• Capacity: 125 people. 
• Includes: Kitchen, Tables (18) and Chairs (125), bathroom and stage. 

Notes

• Rental of room is for 5 hours only!
• All rental fees must be paid in either Cashier’s Check or Money order. 
• Home owners must sign and be responsible for all rental contracts. 
• The room MUST be vacant by 1am – Mandated by Dade County building and zoning ruling.
• One room rental per day.
• Party is confined to the adult lounge and are not allowed access to other amenities.
• All fees and contracts must be signed at least 3 weeks before the party.
• All rentals must be cleared by the Manager (especially rentals on Sundays). 

Chickee/Barbeque

This is reserved for Homeowners only.

Fees

• $150.00 – Deposit (Personal Check, NO CASH)
• $150.00 – Rental Fee  
• $3.00 per nonresidents that attends party, (5yrs & older)  
• Maximum capacity 50 people 

Notes

• Guests can have full access to the amenities (pool, tennis courts, playground, gym, etc.)
• Homeowner MUST bring in party list at the time of the party. 
• Check with Manager before confirming any reservations.

WEEKENDS: 8:30AM – 9:00PM

POOL: 10:00AM – 5:00 PM

PARK: 9:00 AM-5:00 PM
